Fordham Brand-by-Brand Repair Notes

Lee Dan: Common in the 1920s-1930s pre-war 5- and 6-story apartment stock between Jerome Avenue and Webster Avenue. Most installs are 1980s-1990s revitalization-wave retrofits over original prewar wiring. Common failures: handset speakers, lobby panel push-buttons stressed by Fordham Road BID-corridor pedestrian volume, basement transformers shared between adjacent buildings under common ownership.

M&S Systems: Common in selective Fordham prewar apartment retrofits and in mid-century rehab construction. Older M&S systems with chime modules see chime-coil failures.

Nutone: Common in the smaller 4- to 6-unit prewar walk-up stock on the Fordham side streets. Nutone parts availability is limited for older models — we often recommend a Comelit or Aiphone retrofit using existing Nutone wiring runs.

TekTone: Common in mid-size Fordham buildings, particularly the post-1970s rebuild stock and selective 2000s-2010s infill. Generally reliable; failures usually trace to handset speakers or door release relays.

Comelit and Aiphone: Standard for any post-2010 Fordham construction, the taller Grand Concourse residential towers, and selective gut-rehab retrofits in older buildings. Comelit Mini and Maxi panels and Aiphone GT/GH series are reliable platforms with strong parts availability. The newest infill at One Fordham Plaza and the West Fordham Road residential addresses runs Comelit or Aiphone.
